Idaho deals primarily with non-judicial foreclosures based of the Deed of Trust.  The general timeframe for a foreclosure to transpire is 150 days from default.  </p>
<p>If the Deed of Trust stipulates the power of sale procedure, that is the way the property must be foreclosed on.  If there is no power of sale clause the state of Idaho’s foreclosure process foes as follows.</p>
<p>Notice of sale must be recorded at least 120 days before date of sale within the county court that the property resides.  It needs to be also published in newsprint within the county of where the property is located no less then once a week for four consecutive weeks with the final ad posted not less then 30 days in advance of sale.  The notice must contain property location, description, directions to the property, and contact information.  In addition, it must provide information on the nature of the default.</p>
<p>If the sale is postponed for any reason, as long as it is held within 30 days of postponement, the lender does not need to restart the foreclosure notification procedure.
